Absa Bank targets Kenya’s real estate surge, investing in housing, student units, and industrial spaces amid rapid urban growth and rising investor interest.

Absa Bank is making bold moves in East Africa’s real estate sector, targeting Kenya’s rapidly evolving property market. With urbanization accelerating across the region, Absa is investing in diverse asset classes—ranging from student housing to warehousing and data centres—to address rising demand and unlock new growth opportunities.


🏙️ Urbanization Driving Housing Demand

East Africa’s urban population is growing at an estimated 4.5% to 5% annually, contributing to a housing deficit of about 2 million units. According to Absa Bank Kenya Managing Director Abdi Mohamed:

“As East Africa continues to experience rapid urbanisation, the demand for affordable housing will continue to soar.”

To help address this shortage, Absa has committed KES 6.7 billion to fund up to 10 purpose-built student accommodation projects in Nairobi, tackling the current shortfall of more than 300,000 student beds.

🏭 Targeting Light Industrial and Warehousing Growth

Absa is also expanding its footprint in the light industrial and logistics real estate space, sectors showing resilience amid global supply chain shifts.

“Light industrial property developments are key to seeing more industries develop in East Africa and present the ideal opportunity for foreign investors,” said Somaya Joshua, Head of Commercial Property Finance at Absa Corporate and Investment Banking.

These projects are aligned with East Africa’s manufacturing expansion and the African Continental Free Trade Area (AfCFTA) goals.
